In 1897, chemist Ernst Sieglin established a soap powder production facility on Erkrather Straße. Marketed as “Dr. Thompson’s Soap Powder”, the product became recognizable through its red packaging and distinctive white swan emblem.
In 2011, this historic site was transformed into a new urban district – defined by striking architecture and modern technology, evolving from the original brick buildings and industrial halls that shaped its character.
The Schwanenhöfe are located
in Düsseldorf-Flingern, a lively neighborhood with a strong creative scene, short distances to the city center, and excellent transport connections.
The site comprise ten individual buildings, each of which previously served different functions. Their current names still reflect this heritage, while today the ensemble offers space for a wide variety of uses.

The Bogenhalle offers high, open rooms on the ground floor with a ceiling height of around 4 metres and direct access to a terrace. The spaces are flexible and can be used as single, double or open-plan offices, as well as exhibition or training areas. Industrial character meets modern use here.

The studio house has been renovated in a modern and functional style. Clear lines, minimalist design and contemporary furnishings characterise the building. Ideal for users who value a quiet working environment with modern infrastructure.

The daycare centre on the Schwanenhöfe site offers modern childcare facilities in a central location. With outdoor areas and play facilities, it blends harmoniously into the overall concept of the neighbourhood.

The workshop offers loft spaces with an industrial character. Open floor plans, high ceilings and robust materials create space for creative use – from studios and agencies to workshops in the modern sense.

The power station is the historic centre of the Schwanenhöfe. The former soap factory has been transformed into a venue for restaurants, events and functions. Industrial architecture and modern use combine here to create a striking meeting place in the area.

The greenhouse is the smallest building in the ensemble. It is used exclusively for catering. A compact space with a special atmosphere and direct access to the inner courtyard of the Schwanenhöfe.

The district’s own restaurants — Hase & Igel, Cave Tapas, and Frango Português — serve fresh, authentic cuisine, ideal for lunch breaks or meeting friends.
In addition to office spaces, creative work environments, and retail, services such as the GFG Hair & Styling salon make it easy to seamlessly combine work, daily life, and leisure.
Supporting work-life balance, an on-site daycare center is located directly on the premises. With a total of 77 places, including care for children under three, it offers short distances for families and flexible childcare solutions.
We wish all our tenants a wonderful holiday season with friends and family. During the days between the holidays, we are only partially available on site and can be reached via our security phone.
In 2026, a new wayfinding system will be introduced at the Schwanenhöfe to make orientation across the site even easier. Clear, modern signage will guide visitors, enabling them to reach their destinations quickly and intuitively from January onwards.
